A practical starting point for land, plans, and a conversation with your builder.
What should I understand before buying land?
Ask about legal access, available survey and boundary information, utilities, wastewater or septic feasibility, restrictions, and the relationship between the terrain and your proposed home. A builder can help frame questions; the relevant professionals and authorities provide the required determinations.
What can change site-development costs?
Access length and condition, excavation, rock, drainage, retaining needs, utility distance, wastewater requirements, and foundation choices can all change the work required. The interactions matter as much as any single item.
Should I finish plans before contacting a builder?
You can start earlier. Builder-led design brings construction considerations into the plan as it develops. If you already have plans, preconstruction can help review their relationship to the site and budget.
How does design pricing work?
The base fee is $1.50 per square foot of Design Area or $5,000, whichever is greater. Design Area includes the agreed covered designed areas, including attached garages and covered porches. Separate structures and additional services need their own agreed scope.
What should I prepare for the first conversation?
Bring your broad location, land and plan status, timeline, comfortable budget range if known, and a few priorities. You do not need every answer or a complete design program.
Can we talk if the budget is still uncertain?
Yes. Tell us what you know and what you need to understand. An initial conversation is a starting point, not a construction bid or a promise of a specific project price.
