Driveway access, utilities, wastewater, ground conditions, drainage, home placement, and construction access can influence what is practical—and what needs more investigation.

Start with Builder FIT

A plan for the work.
A builder beside you.

We review available site information, reconcile plans and budget, gather trade input, and prepare selections and scope. Where a surveyor, engineer, soils professional, or authority needs to answer a question, we identify that need.

You’ll have a clearer picture of the work ahead and the questions still to resolve. Some site conditions only become visible once construction begins.

Preconstruction with Farris

Planning that carries
into your build.

Time with your builder to review the property, coordinate the details, and prepare the construction scope. We’ll agree on the work your project needs before getting started.

If we move forward under a construction agreement, the full retainer actually paid is credited toward the contractor’s fee. This is separate from any eligible design-fee credit.

How the retainer works

The retainer pays for preconstruction services at $250 per hour, tracked in quarter-hour increments. Work beyond the retainer requires written or electronic approval. The retainer does not guarantee a construction slot. The signed agreement sets the scope and terms.

If you decide not to build with Farris

We reconcile the retainer against earned services and approved costs. Any materially unearned balance is refunded within 30 days after final accounting. The retainer is payment for work performed, so it is not automatically refundable in full.

How the construction credit applies

When construction proceeds under the agreement, the full retainer actually paid credits toward the contractor’s fee, regardless of the hours used. Fees above the retainer do not receive a credit unless the construction agreement expressly provides one. Any eligible design-fee credit follows its own terms.
